What is a subdivision feasibility report?
A subdivision feasibility report is a desktop planning assessment of what a property can be split into. It takes the block you nominate, reads it against the planning scheme, zoning and density controls that apply in that council area, checks the mapped constraints that commonly stop a subdivision, and sets out the realistic range of outcomes in writing.
It is the step that sits between a hunch and a full planning engagement. It will not approve anything, and it does not replace a licensed surveyor, but it tells you whether the block is worth the next dollar, and if it is, roughly what that dollar buys.
What the report will tell you
- Whether the block can realistically be subdivided under the current controls
- How many lots are likely, expressed as a range rather than a best case
- Which constraints apply, and which of them are fatal rather than merely annoying
- What the servicing picture looks like on a desktop assessment
- An indicative concept sketch showing how lots could sit on your actual boundaries
- Indicative costs and a realistic timeframe for the pathway ahead
- The planner's opinion of the probable outcome
- What was not checked, so you know exactly where the edges are
What it will not tell you
The report is a planning assessment, so it does not value the land or the finished lots, does not constitute a planning approval, and is not a survey or a subdivision design. Where something needs confirming with the council, a surveyor or another specialist, the report says so and tells you who to ask.
Who orders one
- Owners wondering whether the back yard is worth more as a second lot
- Buyers about to pay a subdivision premium who want to know it is real
- Investors comparing two or three blocks and needing a like for like read
- Families dividing an estate and deciding whether to split the land or sell it whole
- Anyone whose agent has said "great subdivision potential" without saying why

No. It is a desktop planning assessment of what the controls allow. Approval rests with the relevant council and planning authority, and no report of any kind can guarantee an outcome. The report is written so you can see clearly where the assessment ends and the approval process begins.
No. The report is planning only and deliberately contains no valuation. If you need a value, a licensed valuer is the right person to ask, and the report gives you the lot configuration they will need.
No. Many reports are ordered by buyers who are considering a purchase and want to know whether the subdivision premium in the asking price is real before they commit.
The report gives a likely lot yield as a range, along with the assumptions that push it to the top or bottom of that range. A single confident number would be easier to sell and less honest, since the final figure depends on survey and design work that comes later.
Please check it carefully at the confirmation step. The report is prepared for the address you confirm, and a report prepared for the wrong property cannot be refunded, so it is worth a second look before you pay.
The report sets out your recommended next steps, which will usually involve engaging a licensed surveyor and other relevant professionals. If you would like help coordinating that, our team can organise it for you. If you would rather take the report and run with it yourself, that is entirely fine and nothing in the report pushes you either way.
Feasibility reports are available in every state and territory except Tasmania: New South Wales, Victoria, Queensland, Western Australia, South Australia, the Northern Territory and the ACT. Our land title searches and property documents remain available Australia wide.
Yes. It is your report and it arrives as a PDF you can forward to anyone you like.
