What is a Survey/Deposited plan?
Survey plans, or deposited plans, are official records that detail crucial property information, such as the legal lot boundaries of land. Think of survey plans as an up-to-date, accurate map that details the features (like size and dimensions) and boundaries of the land. It's worth noting that every Australian State has different names for each plan. Just take a look at the following examples:
NSW—SA—NT: NSW—SA—NT: These deposited plans are identified by a ‘DP’ number, such as DP 825510.
QLD: Survey/Registered plans, e.g. 841117.
A Certificate of Title, which you can get after conducting a title search, contains the plans associated with the property you are curious about.
Why You Need Survey Plans
Survey plans depict the features of a property or piece of land accurately. It's a handy tool that can tell you all about the fences, trees, roads, buildings, and other features that you could find on your property.
But survey plans can also tell you so much about a property, including the following:
- The size and shape of the property/piece of land
- The location of easements
- The dimensions of the boundary of the property and other features a landowner would find important

How To Search For A Survey Plan With Title Check
Below, we've revealed a simple step-by-step guide for acquiring your plans using our services.
Before you start searching, please note that if you're searching using the survey plan number, you will need to conduct manual searches. Contact us if you can't find the property you're looking for.
- Step One: Open the 'Survey Plans' page on the Title Check website.
- Step Two: Enter the address of the property and click the 'Search Now' button.
- Step Three: You'll see a results page that contains all of the available plans associated with the property.
- Step Four: Select and pay for your documents and monitor your emails.
The Types of Surveys You Need to Know About
Before you begin your searches, there are a few things you need to know about survey plans.
You need to know that there are many different types of survey plans out there, all of which contain valuable but very different information.
We've explored some of these plan variants below.
Strata Schemes
Strata schemes refer to a building (or group of buildings) that has undergone subdivision. In other words, these buildings have been divided into 'lots' like an apartment building.
Strata plans, or strata titles, relate to the individual ownership of a part of a property that adheres to the strata scheme.
Strata plans can provide you with the following information:
- A location and floor plan
- Local government details
- The strata plan number, address name, and registration date
- Title reference details
- Unit entitlement and common property
- Notifications and encumbrances (lodged over common property only).
Crown Plans
Crown plans are surveys that depict the lot boundaries and physical features of parcels of Crown Land.
Crown plans, which date back to 1792 and earlier, typically include references to early tenures and ownership of the land.
Over 40% are still current and provide the survey diagram for a title. The remaining 60% has been replaced by deposited plans and strata plans.
Cadastral Surveys
Cadastral surveying relates to the defining or re-defining of land parcel boundaries.
If you intend to buy or sell land, build upon it, or change its use, you may require one of these surveys.
Like most survey plans, cadastral surveys offer insights into the location and boundaries of a property.
They also reveal any encumbrances that may be attached to the property in question. This means that you'll know all about any easements or restrictive covenants that are associated with the property.
What's more, cadastral surveys serve as invaluable evidence if you ever find yourself in a boundary dispute.
Sewer Service Diagrams
A sewer service diagram is an outline which shows all the private wastewater pipes of a property. Selling agents, property owners and conveyancers use this particular diagram to check if the plumbing work on a property has undergone an inspection.
These diagrams are also useful when you need to check if any private pipes are crossing the property.
